Hello neighbors,

It has come to our attention, some property owners are committed/obligated to their current Trash hauler for the next fiscal quarter. If you find yourself in this situation, please contact Waste Industries, regardless, this month. You may need to place a future date with them. This will ensure your rate and service times. To address this, a grace period will be extended until the end of the fiscal quarter. After that, Waste Industries will be the Trash Hauler for your route. You must contact Waste Industries as indicated in the updated information sent out last week to initiate service and take advantage of the rate reduction.
Thank you again for your understanding as this is part of a process, as we are working to make it a smooth transition for everyone.
***Just as an FYI, the switch not only saves wear and tear on our private road it saves on average $22.00--$35..00 per quarter per household!

Single Trash Hauler-Waste Industries

SINGLE TRASH AND RECYCLING HAULER UPDATE AND INFORMATION
PLEASE NOTICE THESE CHANGES WILL TAKE EFFECT AND START DATE FOR JANUARY 2019
On 11-29-2018 Property Owners of Tower Point voted to use a single source waste and recycling hauling service.  A 60% Majority Vote was needed, approximately 75% voted YES to enact this change.  Thanks to all who worked on a solution!  This effort will help reduce road wear, current and future costs of repairs, traffic, noise, as well as increased safety and liability for all. Here are the details;
We, as a Community are reducing large vehicle traffic weekly, by 2/3rds to start.
1.      After an extensive bid, and subsequent rebid process & evaluation, Waste Industries was chosen as the Single Trash and Recycling Hauler of Choice by Majority.
a.      The basic rate will be $63.00 per Quarter, with the following discounts available;
b.     $4.50 discount for Seniors – over 60 years
c.      5% discount if paying in advance yearly
2.      Each Property Owner will be responsible to contact Waste Industries to set up their account.  Contact them at 302-378-5400.  Please make sure to state that you are a part of the Tower Point Community, as you will have this reduced rate extended.
3.      They do not charge a separate fuel surcharge.  Their normal $40.00 “cart fee” – can fee, will be reduced as well to $20.00 for Tower Point.  If you already utilize their service, no need for this fee.  If you already have their service, please ensure to adjust your account to the NEW rate for Tower Point.
4.      There is another $1.95 per quarter paper bill fee.  You an avoid that by signing up for e-billing. 
5.      Please ask for Single Stream Recycling information from Waste Industries, so that you are educated and aware of their policies.
6.      Trash Pickup will either by  Wednesday or Thursday, with every other week recycling.
7.      Each Property Owner will be responsible for Canceling and/or Terminating their current service, if other than Waste Industries.  Again, please contact them for rate adjust if you already are contracted with them.
8.      Residents who choose to use their own private vehicle to haul their waste/recycling, may do so.
9.      Any use of a Waste / Recycling Hauler, other than Waste Industries, will be a violation, as voted on by the TPHOA Board, and an assessment will be imposed.

Town Point Home Owners Association TPHOA Meeting Minutes


Meeting was called to order on Thursday, November 29th, 2018 at 6:30pm.  Meeting was held at Trinity United Methodist Church in Chesapeake City.  Quorum was met, 15 property owners in attendance. 


Common Area Guidelines


Tower Point Common Area Beach Guidelines

Ø  Please be respectful of the beach and remove all waste when you leave the area
Ø  All benches and tables should be returned to their original location after use
Ø QUIET HOURS are 10pm to 8am
Ø  Pet custodians must keep pets on a leash at all times and clean up after them
Ø  All parties using the common areas should be a resident or guest of a “homeowner” of Tower Point
Ø  Children must  be accompanied by an adult after 10pm; parents and/or legal guardians are responsible for the actions of their children
Ø  Fires:
o   Any fires outside of the fire ring will require a burn permit 
o   County Code does not permit fires outside of a fire ring in JULY and AUGUST
o   Be mindful of wind direction and speed so that smoke does not blow in shore towards resident homes
o   All fires must be extinguished before you leave, a fire bucket is located inside the shed
Beach Access
Boats/watercraft that intend to use beach access will enter the area at their own risk and bear the cost of any damage regarding either property damage or personal injury.  The TPHOA will not be held responsible.  By launching or utilizing any watercraft/boats through the Community Access, the Homeowner warrants their own insurance for coverage of themselves, their guests and their watercraft/boat.
Ø  Safety First.  Warn any parties on the beach of your plans to launch and ensure clearance
Ø  Only boats & watercraft 16 feet and under are permitted to launch
Ø  Trailers and cars should be returned to the left side of the road after launching
Ø  Cars and trailers are temporarily permitted to park to the left side of the wooded area of the beach access road if the resident is boating between September 30th  and April 30th
Moorings
Ø  Moorings are permitted and should be clearly identified with a flotation device
Ø  Floats should have the name and phone number of the owner in permanent marker
Ø  For safety, moorings must be removed  by December 1st because ice and winter storms can disrupt the mooring causing a hazard to navigation
Ø  No moorings should be placed in front of the beach area; and should be placed equivalent or further out than the distance of the neighboring dock.  Please set your mooring to the left or right sides of the beach area
Kayaks
Ø  Homeowner use of the kayak rack will automatically assume and acknowledge that the TPHOA will not assume liability or risk and that the TPHOA will be “Held Harmless” regarding the storage and use of watercraft.
Ø  All kayaks must be removed from the kayak rack by Thanksgiving
Ø  Kayak rack is not for winter storage
Guidelines will be reviewed and revised as necessary                                                                                          
Any compromise of TPCA guidelines should be documented and forwarded to the TPHOA  Board of Directors for review and resolution
